Jim is CEO & Founding Partner of Asland Capital Partners, serving as head of the investment committee with responsibility for the strategic direction and investment strategy of the firm. Over his 20 years of industry experience, Jim has focused on managing, originating, and structuring various types of real estate transactions including portfolio acquisitions, single asset acquisitions, and joint ventures through his deep relationships across the public and private sectors.

The Rise of the All-Weather Manager

Managers with the ability to invest across the capital stack are preparing for what they believe will be a once-in-a-generation investment opportunity. As the market cycle resets to an environment with substantially higher interest rates than for most of the last cycle and commensurately lower valuations, these organizations are expecting to see substantial investment opportunities. Jim Simmons, chief executive of New York-based Asland Capital Partners, says the multifamily manager has worked more with private credit lenders over the past two years. The firm, generally a balance sheet or government-sponsored enterprise borrower, has seen liquidity decline amid the rise in interest rates and the failure of regional lenders such as Silicon Valley Bank, First Republic and Sovereign.

2024 Outlook: Apartments on the Edge

Its only acquisition in 2023, Excelsa Properties purchased Concord Park at Russett, a 335-unit mid-rise community in Laurel, Maryland. High interest rates scrambled the plans of apartment investors since they began to rise in March 2022. “I do not think that 100% of the assets that need to be refinanced will be able to do so,” says Jim Simmons, CEO and founding partner of Asland Capital Partners. Asland is closely observing potential opportunities to buy discounted apartment properties—ranging from the loan portfolio of Signature Bank, which failed in early 2023 and was seized by the Federal Deposit Insurance Corp., to overleveraged rent-stabilized properties in New York City.

NYC Investors Hunt for Distressed Deals

Across the United States, real estate markets are in a recession for dealmakers. The run-up in interest rates over an 18-month period has choked off transactions. Potential buyers and sellers are deadlocked over price. Vulture investors are waiting for owners who paid too much for properties during boom years to be forced to sell. “Yes, I expect there to be distress over the course of the next 12 months, so there will be opportunity to acquire assets that are in distress,” says Jim Simmons, CEO and founding partner of Asland Capital Partners. Investors like Asland may also find opportunities to partner with the owners of apartment properties to reduce the amount of their debt.
